- Full Pedestal Hookups: Dedicated 30 AMP or 50 AMP electric, city water, and sewer hookups at every site.
- Resort Inclusions: Full access to dual resort swimming pools, rock waterfall, and 24/7 lighted fishing piers (NO PUBLIC FISHING – GUESTS ONLY).

Month-to-Month Extended RV Stays
Flexible month-to-month extended RV living along Dickinson Bayou with no long-term contract required. Includes water, sewer, trash, complimentary Wi-Fi, dual swimming pools, and 24/7 lighted fishing piers (NO PUBLIC FISHING – GUESTS ONLY).
- Flexible Month-to-Month Terms: Extended stays are strictly month-to-month with no long-term contract required — rent is paid in advance plus metered electricity ($150 refundable electric deposit).

Extended Stays & Monthly Rates
Planning an extended stay or monthly retreat on Dickinson Bayou? All extended stays include dual swimming pools, two 24/7 lighted fishing piers (guests only), high-speed Wi-Fi, and clubhouse access. Monthly rates range from $550 to $800/month plus metered electric.

Mon–Thu: 10:00 PM to 7:00 AM
Fri–Sat: 11:00 PM to 7:00 AM
Please keep outdoor music, TV, and voices low to respect sleeping neighbors.
10 MPH Speed Limit
Strictly enforced 10 MPH speed limit across all roads for cars, trucks, golf carts, scooters, and bicycles to keep children and pedestrians safe.
Pet Friendly (2 Pets / Site)
Maximum 2 well-behaved pets per site. Pets must remain on a handheld leash outside. Enjoy our fenced Bayside Dog Park for off-leash exercise.
Dual Swimming Pools
Pool #1 is 21+ Adults Only (no exceptions). Pool #2 is our Family Pool (children under 16 must be accompanied by an adult). Open Sun–Thu 9am–10pm & Fri–Sat 9am–11pm.
