011. Check-In / Check-Out, Visitors, Wristbands & Payments
- Check-In & Check-Out Times: Check-in is 1:00 PM and check-out is 12:00 PM (Noon). Early check-ins are permitted only if the site is unoccupied (you must check with the office first). Late check-out requires advance arrangements with the office if available, and additional fees may apply.
- After-Hours Late Check-In: Late check-ins are allowed at any time after business hours. You will be instructed to proceed straight to your assigned site, and you must report to the office first thing in the morning to complete registration.
- Guest & Visitor Registration: Only registered guests are permitted to enter the park. All guests and visitors must register in the office upon arrival. All visitors must stop in the office to register, pay the visitor fee, and receive a wristband and parking pass. Visitors may NOT bring their pets. Day visitors must depart by 10:00 PM; overnight visitors must depart by 12:00 PM (Noon). GBRV reserves the right to limit the number of people visiting a site.
- Mandatory Wristbands: ALL GUESTS AND VISITORS must always display/wear wristbands while using the resort amenities.
- Occupancy & Extra Guest Charges: Sites are based upon double occupancy: 2 adults and 2 children under the age of 12. Additional charges apply for all children over 12 and additional adults at $5.00/day (day visitor), $10.00/night (24 hrs.), $20.00/week, or $35.00/month.
- Advance Rent, Monthly Electricity & $20/Day Late Fee: You are not under any type of landlord/tenant agreement; rent is Daily, Weekly, or Monthly (Month-to-Month) and all rent payments are due in advance. Electricity is included for daily and weekly rentals only; electricity is NOT included in monthly rates (Theft of Services applies). A late charge of $20.00/day will be applied after a 3-day grace period on all month-to-month rental sites.
- $300.00 Check-Out Site Clean-Up Fee: Upon check-out, you must leave the site clear and free of any items. A site clean-up fee of $300.00 per item will be charged to the card on file if anything is left behind (stairs, canopy, gazebo, BBQ grills, bricks, planter pots, or any other items).
- Cancellation Policy & Card Processing Fees: All reservations must be cancelled at least 7 days prior to check-in date, or the following charges apply: Daily: 1-day charge • Weekly: 3-day charge • Monthly: 1-week charge. No prorating or refunds for early departures, unused stays, or weather conditions. All payments made with a debit card incur an additional 1.5% fee and all credit card payments incur an additional 3.5% fee added to the original charge when the reservation is initially made (non-refundable).
022. 10 MPH Speed Limit, RVs, Vehicles, Trailers, Golf Carts & Drones
- 10 MPH Speed Limit: The speed limit is strictly 10 MPH throughout the resort; violators will be asked to leave the park.
- RV Age (10-Year Rule) & Eligible RVs: We welcome self-contained RVs in good working order, appearance, and moveable condition — including travel trailers, fifth wheels, and Class A, B, and C motorhomes — that are 10 years old or newer. We reserve the right to refuse RVs that are 10 years and older (with management approval, we may permit a well-maintained RV, motorhome, or travel trailer with photo submission to info@rvresortmarina.com or (281) 339-5550). Prohibited: tent camping, truck campers, teardrop campers, converted cargo trailers, and pop-up campers. All RVs are subject to exterior inspection upon arrival.
- Vehicle & RV Occupancy Limits: Only 1 RV and a maximum of 2 vehicles are allowed per site unless stated otherwise (Sites 34–81 accommodate 1 vehicle). Do not park on the grass or on a vacant site. No sub-leasing of spaces, trailers, or RVs is allowed, and guests selling their RV may not transfer possession in the park without prior management arrangements. Management must be notified when a site is vacated for any reason.
- Utility/Cargo Trailers & Boat Parking: Utility, cargo, and car trailers are not preferred on your site as they take away from parking space; if your site can accommodate one without obstruction, you must inform the office before checking in for inspection and approval (we do not store utility trailers). The boat parking area is for boats, boat trailers, and jet skis only — all must be in good working use and registered with the office. We do NOT store unused boats, trailers, or RVs of any sort.
- No On-Site Repairs, Washing & Boat Flushing: Maintenance or repair of RVs or vehicles on property is not allowed unless approved by management. Use of paint products or chemicals is prohibited. RV, boat, and vehicle washing is permitted using the bucket method or a spray nozzle attachment (power washing of RVs is restricted to authorized mobile service companies). Boat motor flushing must be done off-site. Any spills or vehicle leaks on the concrete must be cleaned up immediately or a cleanup fee will be assessed.
- Golf Carts, ATVs, UTVs, Side-by-Sides & Scooters: All recreational vehicles such as golf carts, ATVs, UTVs, and side-by-sides require the operator to be 16 years of age or older or hold a valid driver's license. Speeding, riding, or mudding through open grass areas, open fields, or vacant sites is strictly prohibited. All mini-bikes, electric/gas scooters, skateboards, and hoverboards must abide by park rules and respect neighbors' personal space.
- No Drones & Approved Flag Policy: Drones or other remote-controlled machines may not be used at any time on the property. Only American flags, U.S. military flags, and flags of the 50 U.S. States are permitted to be displayed throughout the resort; guests in violation will be asked to remove any other flag for the duration of their stay.
033. Quiet Time, Conduct, School-Age Children & Smoking Policy
- Quiet Time: Monday through Thursday: 10:00 PM to 7:00 AM • Friday and Saturday: 11:00 PM to 7:00 AM.
- Zero Tolerance for Disturbances: Loud music, vulgar/threatening language, or offensive conduct will not be tolerated at any time in any area of the park and will result in immediate removal. Should the sheriff be notified regarding a disturbance at your site, you will be required to vacate the resort. Do not walk through occupied or unoccupied sites — please use the roads and paths provided.
- School-Age Children Policy: School-age children are welcome during School Holidays, Summer Vacation, and Weekend Visits ONLY. No children are allowed to stay in the park on a permanent basis. Parents are responsible for the conduct of their children and financially responsible for any damage incurred across all resort facilities (office, meeting room, palapa, fishing piers, laundry, restrooms, and pool areas).
- Smoking & Vaping Policy: Smoking or vaping is prohibited in ALL building areas (office, community room, restrooms, and laundry room). All cigarette butts must be placed in a proper container — do not throw them on the ground, including on your site (please remember it is very windy on the bayou). No illegal or illicit drugs allowed.
044. Dual Swimming Pools: Pool #1 (21+ Adults Only) & Pool #2 (Family Pool)
- Pool #1 — 21+ Adults Only Pool: Adult Pool is strictly 21 and over (no exceptions). No jumping or diving off of waterfalls (fines up to $100.00 will be enforced and violators will be asked to leave the area).
- Pool #2 — Family Swimming Pool: Open to all registered guests and families! Children under 16 years old must be accompanied by an adult.
- Pool Hours & Registered Guests Only: Sunday – Thursday: 9:00 AM to 10:00 PM • Friday – Saturday: 9:00 AM to 11:00 PM. Only registered guests and their registered visitors are allowed to swim in the pools (registered guests must accompany their visitors at the pools). No lifeguards are on duty — swim at your own risk.
- Strictly No Glass or Pets in Pool Areas ($100.00 Fine): Glass is not allowed off your site. No GLASS or PETS are allowed in pool areas period (fines up to $100.00 will be enforced & asked to leave the area). Please use non-breakable containers.
055. Lighted Fishing Piers, Marina & Ponds (NO PUBLIC FISHING – GUESTS ONLY)
- NO PUBLIC FISHING – GUESTS ONLY: Only registered guests and their registered visitors are allowed to fish on the property and use our fishing piers (registered guests must be with their visitors at pools, fishing piers, and ponds). The marina area is for our registered guests and their registered boats only.
- Pier Safety & Prohibited Vehicles: NO VEHICLE OF ANY KIND IS ALLOWED ON THE FISHING PIERS. No diving or jumping off fishing piers. Swimming in ponds is strictly prohibited.
- Children's Life Jacket Requirement & Supervision: Children under the age of 13 must wear life jackets/vests around marina and fishing areas when not accompanied by a parent. Children under 16 must be accompanied by an adult on fishing piers and boat docks.
- Pier-Mounted Green Night Lights: Two 24/7 lighted fishing piers extend over Dickinson Bayou equipped with high-output green night-fishing lights mounted above water on the pier structures (not submerged underwater) that activate automatically from dusk until dawn to attract gamefish.
066. Pet Rules & Dog Run ($25.00 Waste Fine)
- Active Leash Law & 2-Pet Limit: There is an active leash law in Galveston County — all pets must be on a leash at all times (unless inside the fenced dog run area). Maximum 2 pets per site unless approved by management. Visitors may not bring their pets.
- Aggressive Animals & Barking Prohibited: Aggressive animals are not allowed in the RV park. You will be asked to leave with no refund if your pet shows any aggressive tendencies or complaints are verified. Pets may not be left outside unattended, tied up, or barking. Pet fences are not allowed on grass areas on Friday mow days.
- Immediate Waste Disposal ($25.00 Fine): Pet owners must immediately pick up after their pet and deposit waste in a bag into the designated receptacles. A $25.00 fine will be assessed to the pet owner for each occurrence of improper disposal or cleanup.
- Prohibited Pet Areas: No pet bedding or dog beds of any sort are permitted in the laundry room, and all pets are strictly prohibited in the pool areas.
077. Private RV Sewer, Friday Lawn Care, Trash, Grills, Laundry & Mail
- Private RV Sewer System (NO AMMONIA): Galveston Bay RV Resort and Marina owns its own private sewer system (city sewer is not available). Texas environmental law requires a secure, airtight donut or threaded sewer elbow connection to the hookup pedestal. Please use "Green Cleaning" and laundry products and approved RV toilet paper only. PLEASE DO NOT USE ANY AMMONIA PRODUCTS THROUGH ANY SEWER LINES. Do not flush any feminine products, grease/fats, diapers, cat litter, paper towels, wet wipes, hazardous substances, syringes, glass, rags, or plastics down the drain/sink/sewer. Use your holding tanks until near full before emptying into the sewer connection.
- Friday Lawn Maintenance & Hoses Off Grass: Make sure that your water and sewer connections fit properly and do not leak. All water and sewer hoses must be kept off the grass. Lawn maintenance is every FRIDAY — please make sure grass is clear of all items. The park is not responsible for damage to hoses by lawn maintenance.
- Trash & Waste Disposal: Only household trash is permitted in the dumpsters located next to the office. DO NOT leave any trash, trash cans, or trash bags out overnight. You must dispose of furniture, mattresses, and barbecue pits off-site on your own — DO NOT place them by or in the dumpsters.
- Grills, Fire Pits, Generators & Site Standards: All sites must be kept neat and clean, and no additions of any kind are permitted without approval. Propane grills and propane fire pits are allowed. Charcoal grills, deep fryers, and wood fire pits are used at your own risk (we provide two community gas grills located by each pool area; open ground fires are not permitted). No generators (unless in case of an emergency), fireworks, or workout equipment (must be stowed away).
- Laundry Room Guidelines: No clotheslines or hanging laundry outdoors. No heavy bedding, dog beds, or rugs are allowed to be washed in the laundry room. Do not leave laundry unattended.
- Wi-Fi, Mailroom & Packages (Monthly Rentals): Wi-Fi is a complimentary service available at no charge (guests staying a month or longer must sign a router agreement). Monthly rental guests may receive mail and packages as a courtesy of the park (not "proof of residency"; the park is not responsible for damages, deliveries, or non-receipt). All mail and packages must include your Site # to be placed in a site folder (items without a site number are placed in a misc. file), and all packages will be returned if NOT picked up within 7 days.
088. Hurricane 3-Day Cone of Impact Evacuation & Liability Release
Mandatory Storm Protocol
Hurricane Cone of Impact (3-Day Evacuation Rule): If a hurricane is in the Gulf and Galveston Bay RV Resort & Marina is within the cone of impact within 3 days, all RVs and vehicles must vacate the property. No prorating or refunds are issued for early departures or due to weather conditions.
Guest Acknowledgment & Waiver
Private Property & Liability Release Notice: This property is privately owned. The resort assumes no liability for loss or damage to guest property or injury caused by fire, accident, theft, weather, catastrophic events, or use of resort facilities. Any guest or visitor who willfully or negligently damages resort property, grass, speed bumps, landscaping, or equipment will be held financially liable for repair or replacement. Management reserves the right to refuse service to repeat offenders, evict any person who does not comply with park rules, or deny access without refund.
